When is a Facade Water Test Required?

Before we delve into when a water test is required, we first look at what precisely a water test is and in what instances they are required.

Water Testing Defined

A facade water test, also known as a curtain wall water test, is a method for testing the water resistance of a building's exterior walls or facade. Typically, the test is performed to ensure that the building's envelope is properly sealed and protected from water infiltration. The test is typically carried out by simulating heavy rain and measuring the amount of water that penetrates the building's exterior. This can be accomplished by spraying water onto the building's facade with a large water hose or a specialised testing device while monitoring for leaks and measuring the amount of water that enters the building. The test results are used to identify any areas of the building that could be prone to water damage and to make any necessary repairs or improvements to prevent future water infiltration.

When is a Facade Water Test Needed?

A facade water test may be required at various stages of a building's life. A facade water test may be needed in the following situations:

Before Construction: A facade water test is frequently performed during the construction phase of a building to ensure that the exterior is adequately sealed and protected from water infiltration before it is occupied.

Following a renovation: After a renovation or remodel of the building's exterior, a facade water test may be performed to ensure that any changes to the building's envelope have not compromised its water resistance.

Following Severe Weather Events: Following a severe storm or other weather event, a facade water test may be performed to inspect the building's exterior and determine whether any repairs are required.
Testing on a regular basis: Some local codes or building standards may require facade water testing on a regular basis to ensure that the building's exterior remains watertight over time.

When there is a possibility of water infiltration: When water infiltration is suspected, such as when there are visible signs of leaks or water damage inside the building, a facade water test may be performed.
It is important to note that the frequency of facade water testing may vary depending on the building's age and condition, as well as the type of building and the local climate.
